New Agent Checklist — First 30 days 

Use this handy checklist to make sure you get all the little things done in your first few weeks. The most important thing you can do to kickstart your business is to show up to the office! Don’t be a pajama agent!

WEEK ONE

  • Put on your Calendar these required meetings:
  • Team Meeting, 1st and 3rd Mondays from 11-12am in the office.
  • Group Productivity Coaching, Monday 10am at the office.
  • Start reading The Millionaire Real Estate Agent (“The Red Book” or MREA)
  • Link office calendar to your own online calendar system. (Loom video).
  • Bookmark the PC Toolkit. This will be the first place to look when you think “how do I _____?” It will also link you to recordings of the PC group meetings, recordings of all the office classes, links to set up meetings with your coach and more.
  • Join the PC Team Facebook group for questions for the PC group. First send a friend request to Coby Wilson and I can then invite you to the group.
  • Join the KWPE/KWSF Agent Forum Facebook group for questions for the brokerage (like recommendations for contractors or open house opportunities).
  • Order your initial marketing materials: 
  • Headshot and send to info@kwmarketingbar.com and Alex.rios@kw.com, and ask them to make a ‘just joined KW ‘announcement.
  • Business Cards (instructions in the Toolkit)
  • Email Signature (order it at the same place you get your business cards)
  • Set your voicemail.
  • Connect/Download/Register/Setup for the following services: 
  • MLS--Set up your ‘dream home’ search using MLS system.
  • Set up your Supra eKey--Make sure you have Bluetooth enabled!
  • California Association of Realtors (C.A.R.) and sign in to ZipForms and link your KW Docusign account.
  • Review New Agent Prerequisite Assignment (assignment is due within 30 days of joining KW).


WEEK TWO

  • Set up your business calendar -- Time Block at least 10 hours a week for Lead Generation.
  • Find a scripts partner (the PC Facebook Forum or the KWPA Group is a good place to look). Must be on your calendar.
  • Schedule regular weekly script practice time with a scripts partner. Put it on your calendar.
  • Email Scott Le Roy Marketing (support@scottleroymarketing.com) to have them import your contacts into Command.
  • You must have at least 200 contacts in Command with all 4 pieces of information: name, phone number, email and home address.
  • Schedule a one-on-one meeting with Coby. DO IT NOW–I want to know how you are doing! Click this link: https://calendly.com/cobywilson/20-min-with-coby. Extra Credit, if you do this before meeting with me!:
  • Call your SOI using the “New Agent” script in the Toolkit. Ask for missing contact info (addresses, emails, etc.) for your SOI. Remember–even if they are outside of your service area, you can help connect them with a local agent and get paid a referral fee!
  • Followup with your SOI by mailing a business card and email your KW partnership announcement from the KW Marketing Bar (which was emailed to you from info@kwmarketingbar.com )

WITHIN FIRST MONTH (or at earliest opportunity)

  • Start or signup for IGNITE classes. Put it on your calendar. (this will take longer than a month).
  • Attend all Risk Management Classes with the Broker Resource Law Group (BRLG), usually held the 3rd Monday of the month at 12:00-1:30 (AND the annual meeting in November). Attendance is tracked and they are not recorded. Put it on your calendar.
  • Attend Agent Orientation (you will receive an invite from Tanner. These are a group meeting and held on the third Thursday of the month, from 10:30-1pm.
  • Read The Millionaire Real Estate Agent
  • Complete the New Agent Prerequisite Assignment

GENERAL BUSINESS SETUP

  • Make sure you have or that you set up a SEPARATE checking account for all your real estate sales activity. Do not use your personal checking account for business! Also, download Hurdlr from CAR.org (it’s free if you get it through CAR).
  • Schedule your quarterly self-employment tax payment on your calendar so you don’t forget to pay your quarterly taxes on your commissions! Plan on setting aside a portion of EACH real estate commission check for this purpose...note that everyone’s tax circumstances are different -- check with a CPA to determine the appropriate amount.
